Lease Agreement & House Rules

1. Parties and Property

This Short-Term Rental Agreement is between Rebecca and Elijah (“Host”) and the person making the booking (“Guest”) for Pine & Peak at Skyline (the “Property”). The Guest is the primary renter and is responsible for everyone in the Guest’s party.

2. Booking, Term, and Occupancy

The rental period, check-in and check-out times, and maximum number of guests are those shown in the booking confirmation. Check-in is not before [check-in time] and check-out is by [check-out time]. Occupancy must not exceed the stated maximum. Day visitors and events require Host’s written approval in advance.

3. Rates, Payments, and Deposit

The Guest agrees to pay the rental rate, taxes, cleaning fee, and any other fees shown at booking. A refundable security deposit of [amount] may be required and will be returned within [number] days after check-out, less documented costs for damage, excess cleaning, missing items, or rule violations.

4. Cancellation and Changes

5. House Rules

  • Quiet hours are [10 pm to 8 am]. Be considerate of neighbors.
  • No smoking or vaping inside the Property. No fireworks.

  • Hot tub and fireplace use must follow posted safety instructions. Children must be supervised near water, stairs, and heat sources.

  • Do not remove furniture or property items. Report any damage promptly.
  • Parking is limited to the designated area. Do not block shared roads or neighbors.

6. Guest Responsibility and Damage

The Guest is responsible for damage to the Property or its contents caused by the Guest’s party, beyond normal wear and tear. Host may charge the deposit or the payment method on file for documented damage.

7. Entry and Safety

Host may enter the Property in an emergency or to address safety, repair, or rule violations, with notice where practical. Safety equipment such as smoke and carbon monoxide detectors must not be disabled.

8. Termination

Host may end the stay without refund if the Guest or the Guest’s party materially breaches this Agreement, creates a safety risk, or violates the law. The Guest must then leave promptly.

9. Liability

The Property is used at the Guest’s own risk. To the extent permitted by law, Host is not liable for injury, loss, or damage to persons or belongings, except where caused by Host’s negligence. Recreational activities, including skiing, hiking, and hot spring use, carry inherent risks.

10. Governing Law

This Agreement is governed by the laws of the State of Colorado. [Insert dispute-resolution terms.]
